  •  Provider/Agency:  NJ Housing and Mortgage Finance Agency (HMFA)


  •  Description: Provides $10,000 for qualified first-time homebuyers to use as down payment and closing cost assistance when purchasing a home in New Jersey. The DPA is an interest-free, five-year forgivable second loan with no monthly payment.


  • Eligibility: Do I Qualify for This Program?
    Are you a first-time homebuyer with a credit score of 620 or greater?
    You're considered a first-time homebuyer if you have not owned a home within the previous three years.
    Are you planning to purchase a home in New Jersey?
    This program applies to homes to be used as a primary residence in any New Jersey county.

Homebuyer Down Payment Assistance Program

  • Provider/Agency: Burlington County Community Development and Housing


  • Description: Provides down payment and closing cost assistance to eligible residents of Burlington County who are first time homebuyers. Total financial assistance will not exceed $4000 for closing cost assistance and $5000 for down payments.


  • Eligibility: Prospective homebuyers must meet the following requirements to be eligible for assistance:
    · Have not owned a home in the last three (3) years
    · Be a qualified low-income household
    · Be the owner of the property after purchase
    · Occupy the property as their principal residence after the purchase
    · Attend certified housing counseling certificate course
    · Property must be purchased within Burlington County
    · Must be a United States citizen or legal resident
    *Single parent and displaced homemakers may be eligible for the program, despite not meeting all criteria listed above.

  • Provider/Agency: Gloucester County Division of Housing and Community Development


  • Description: Provides partial down payment and closing cost assistance to eligible residents of Gloucester County, who are first time homebuyers.


  • Eligibility: Prospective homebuyers who reside in Gloucester County. Applicants must meet the following requirements to be eligible for assistance: Have not owned a home in the last three (3) years. Be a qualified low-income household, 80% or less of the median income for Gloucester County
    Occupy the property as their principal residence after the purchase
    Attend an 8 hour HUD approved Home Buyer Education course
    Property must be purchased within Gloucester County
    Must be a United States citizen or legal resident
    Disaster victims and displaced homemakers may be eligible for the program, despite not meeting all criteria listed above.

Individual Development Account (IDA) Program

 

  • Provider/Agency: PROCEED


  • Description: Provides a match savings account to low-income families who are saving up to buy a house, further their education, or expand a small business. For every $1 that qualified participating families deposit, the IDA program will deposit an additional $1. Individuals and families can participate in the program for up to 3 years and receive up to $1500 through savings matches each year. The match savings program is offered to eligible families who are also undergoing financial education at PROCEED, including 18 hours of financial management education in the first year of the program, and approximately 10 hours of training with a focus on responsible asset choice during the second year. In addition, clients meet with an experienced staff member at least once a month to continue developing a savings plan, discuss income changes, make the appropriate changes to their financial goals, track expenses, and review credit reports. Participants deposit at least $25 per month during the first month of the program and at least $40 per month during the second and third years.


  • Eligibility: Open to families with an income of no more than 200% of the Federal Poverty Guidelines, who are actively participating in all program requirements.
